Rental Application for Co-Applicant

Thank you for your interest in our rental property. We at REOD Corp. have been servicing tenants for over 35 years. Below you will find our secure online co-application. Once completed and payment has been made, we will process the application and move forward to an approval. Upon receipt, we will present the application to the owners for final approval. Normal processesing time is less than 24 hours from receipt of payment. Please contact your agent directly if you require a status update or if you have any questions about the process. We look forward to having you as a tenant!

Co-applicants, or anyone else age 18 or higher should complete and submit this secure form. The approval process cannot begin until all parties have submitted their applications to REOD Corp. and the application fee of $40.00 has been paid.

This application is made subject to the complete and exclusive approval of the management whose decision to accept or reject the application will not be objected to by me. If this application is not approved, I understand that the deposit accompanying the application will be returned to me less a processing fee of $40.00.

If the application is approved, I will complete the lease signatures and return with any and all remaining monies owed within five days from a receipt of acceptance unless otherwise agreed upon. The deposit accompanying this application will then be transferred and held as the first month's rent.

If this application is approved, and I do not sign a lease for the above mentioned rental property, I understand and agree that the deposit accompanying my application will not be returned since the rental property had been taken off the rental market with the expectation that a lease would be signed.

Due to the impossibility and difficulty of accurately determining the loss to the management as a result of the applicant’s cancellation, the parties hereto intend to treat the application deposit as a reasonable pre-estimation of management’s probable loss and as such, the amount of damages payable to the management in the event of applicant’s cancellation after the application was approved.

I authorize the management to make such credit information inquiries into my financial affair, as it deems necessary. I further authorize REOD Corporation to share all credit information including but not limited to credit report with the owner of the property.

I further understand and agree that all representations made herein are true and accurate and that this application and the representation herein shall survive the execution of the lease. If the information herein provided changes, I agree to inform management and realize a continuing duty to do so.

Section 7: Acceptance and Signatures

I the undersigned acknowledge that the above information is true and correct and hereby authorize the verification of the information contained herein, including but not limited to the obtaining of a credit report. The applicant(s) further acknowledge(s) that false information herein shall constitute grounds for the rejection of this application and/or forfeiture of deposits.

This is a preliminary application and does not obligate the lessor or the lessor's agent to execute a lease or deliver possession of the proposed premises. The application fee shall be refunded to the applicant only under the following conditions:

Pursuant to the Human Relations Act of Pennsylvania (P.L. 744, No. 222), it is an unlawful discriminatory practice for a person to discriminate against a prospective occupant or user in the terms or conditions of leasing any housing accommodation or commercial property or to elicit information, make or keep any record or use a form of application containing questions regarding race, color, religious creed, ancestry, sex, national origin or handicap or disability.

It is also unlawful to refuse to lease housing accommodations or commercial property to a person due to the use of a guide animal because of the blindness or deafness of the user, or use of a support animal because of a physical handicap of the user or because a person is a handler or trainer of support or guide animals.

It is also an unlawful discriminary practice to evict or attempt to evict an occupant of a housing accommodation before the end of the term of the lease because of the pregnancy or birth of a child.

I, the Co-Applicant (hereafter referred to as Co-Applicant), have agreed to submit this application by electronic means. By signing this application electronically, I certify under penalty of perjury and false swearing that all my answers are correct and complete to the best of my knowledge.
